Want to prepare your apartment for rent and don’t know how to do it? Here are some tips to make it easier.

Decide who you want to rent your apartment to

If you have an apartment for rent, you must first decide what target group you want to rent it to – whether your tenant will be a family, or students, very young or middle-aged people. Each of these groups has different housing requirements, which are determined by the location of the building in which it is located.

An apartment rented by students should be equipped and have separate rooms of a similar size. The situation is completely different in case of families with children, who prefer to have as little equipment as possible in the apartment. For this target group having a cellar or a storage room belonging to the apartment will be a big advantage.

Consistency in apartments

Regardless of the target group for which the apartment is rented, it is always a good idea to stick to a consistent style and color scheme throughout the apartment. In such a situation you should bet on neutral colors or use the services of an interior designer. A good and fashionable solution is to furnish an apartment in the Scandinavian style, which is dominated by such colors as white, gray and wood

Good equipment

An indispensable part of preparing an apartment for rent is checking all the equipment, including kitchen appliances. The equipment must be checked and confirmed by signing a delivery and acceptance protocol with the tenant. In case any of the equipment breaks down during normal use, the owner is obliged to repair or replace it at his/her own expense.

Cleanliness is essential

Before renting an apartment, you should clean it thoroughly. Cleanliness in the apartment improves the perception of the offer by future tenants – if they get the keys to a clean apartment, they have to give it back clean, otherwise the cost of cleaning will be deducted from the deposit.

Important additions

The last step in preparing a property for rent is choosing the right accessories. You can do it by yourself or decide to hire an interior designer. Often you only need a few details that will change the look of the entire interior, such as: decorative pillows, curtains, herbs for the kitchen or frames with graphics.

The right photos

Once the property is ready, it’s time to take photos for the ad. It’s a good idea to opt for photographs that will show as much of the room as possible. A good solution is to include in the ad the floor plan of the apartment or even a short video.

A clear ad

The description of the apartment in the ad should be short and concise, and ideally suited to the target audience. If the apartment is to be rented to students, it’s worth mentioning in the ad, for example: great location or access to Wi-Fi.

The ad should include information about the following:

  • the area of individual rooms and their equipment,
  • distance from bus stops, metro lines or streetcars,
  • information about nearby stores,
  • educational facilities in the area (important information in case of families with children).

Advertisement of the lease in several places

It is a good idea to place rental announcements in several places on the Internet, e.g.: on olx or marketplace on Facebook. In such places, you can promote your ad for as little as a dozen PLN per month. If you do not have time for all this, you can use the services of a real estate agency – such a service costs from 50 to 100% of the monthly rental fee.

Inform the neighbors and the cooperative about the rent

After signing an agreement with the tenants it is worth to inform the cooperative about the current number of tenants – administrative fees depend on it. It is also a good idea to inform your neighbors about the lease.
