An important issue that you need to pay attention to when making a house construction project is the type of roof. This is a factor that affects the total price of erecting a property. Let’s take a closer look at the most common roof varieties, as well as the cost of their installation. You can find the most important information here!

Pitched roof – a popular choice of investors

This type is the most commonly chosen roof variety. It has a gabled, two-part structure, in which the upper horizontal edges meet to form a ridge – the highest roof line. The model works well in geographic regions with cold and temperate climates. It consists of rafters, roof trusses or purlins. What affects the price of installing a gabled variety?

The cost to the investor will depend on the angle of the slope. When it is greater, the price of the project will also increase. Mainly due to the fact that more material is required for installation. The investment will also generate more costs if the project includes the presence of roof windows or dormers. The additional cost of labor and materials will also raise the price. The estimated rate associated with building a pitched roof ranges from 700 PLN/m3 to 1000 PLN/m3.

Envelope and multi-slope roofs – the second and third choice of investors

Envelope roofs consist of two longitudinal and opposite slopes in the shape of a trapezoid and two opposite side slopes, but in the shape of triangles. Sometimes they can have a more complex shape, for example, on risalits or wings. Then specific parts of the building are covered with separate parts of the roof in a hipped arrangement with the ridges set at one level.

It is worth knowing that, unlike the gabled type, triangular walls, often called gables, do not appear in the envelope variety. The type is also characterized by the fact that its design always includes a ridge. It is located parallel to the eaves of the slope with a longer length.

Multi-pitched roof – specifics

A multi-slope roof is characterized by the fact that there are multiple slopes in it. For this reason, the top view of the project shows a rather complicated design that looks like a combination of several different types of roofs. This is due to the combination of different ridges and diagonal edges. Due to the often irregular design and many additional elements, such as the aforementioned ridges and sloping edges, both envelope and multi-pitched roofs will generate costs up to 30% more than the traditional gabled variety.

Flat roof – what are its characteristics and how much does it cost?

The variety is also called a flat roof. The term comes from the fact that it is a combination of the ceiling on the top floor of the property and the roof. It usually consists of several layers, and the whole has a slight slope, which facilitates the drainage of water.

There are five main components in the construction of a flat roof. The first is the floor, usually reinforced concrete with reinforcement, a sloping layer that allows rainwater to drain away. Then the design includes waterproofing in the form of roofing felt, sheeting or membrane – they protect the roof from water and snow. 

The last elements are thermal insulation and additional structural solutions. In the first case, the project developer applies a layer to prevent heat loss and heating of the roof – Styrofoam, foam or wool. In the second, it can be gravel, concrete slabs or even soil in which plants will grow. The cost of a flat roof can be as much as 20% less than for pitched varieties.
